Pendings are homes listed for sale that have been placed under contract. The current number of new pendings is one of the best measures of current market activity. The graphs show that activity for each of the past 6 weeks vs comparable weeks in the prior 2 years. This time of year, sales are historically slow and will get slower until the holidays pass. The unit or 2 difference each week is somewhat meaningless but in no interpretation could the market be considered "on fire". For reference, there are 247 condos on the market in ZIP 34236 today and 26 have gone to contract over the past 6 weeks which works out to around 14 months of supply. Also, 36 listing either expired before selling or were removed from the market early by the seller over the past 6 weeks. This figure exceeding unit sales at all (let alone by 40%) is another sign of a slow market.
